Assisted Fast House Sale In today’s uncertain property market it can be difficult to sell your Property Fast. Indeed many homeowners find themselves with properties they wish to sell stuck on the market with Estate Agents for months or even years. In many areas of the U.K. today properties need an average of 16 viewings per sale, properties sell at an average 90% of the asking price; So almost half of properties are on the market for 16-40 weeks or more and sell for less than 90% of asking price. Many people need to sell fast for all sorts of reasons. If you need to sell fast but don’t want to lose up to 25% of the value of your home for a quick sale, there is an alternative: It’s called an “Assisted Fast Sale”, to find out all about this service please read the questions and answers below. Q&A How does it work? How long does it take? Does it cost anything? Can I sell at the full market price? No, in order to sell the property fast our buyers will need a discount. Remember that the average property today is only selling for 90% of the asking price. So we ask our sellers to discount their property to between 80-90% of the open market value. How much will I get from the sale? Our property experts will perform Due Diligence and analyse the local market conditions. We then use this information with a number of tools used by surveyors and valuers to value properties. Finally we will suggest a discount to you that will be suitable for the property type, condition, location, and local market conditions. It is your choice whether to accept our offer or leave your property on the market. The proceeds from the sale vary from property to property. Typically a house worth £100,000 will be agreed at £85,000. If you are happy with this offer we will move the sale forward. What sort of properties are suitable for an Assisted Fast Sale? Almost all properties, the most suitable properties are houses and flats in urban areas. It is also sometimes possible to use Assisted Fast Sale on semi-rural properties in some instances. What if my house is in very poor condition or needs a fair bit of updating? We can still find buyers for your property even if it is not mortgagable. Why is it better than using an Estate Agent? Because estate agents don’t want to push house prices down on your street, they will not always go with a realistic price if you want a Fast Sale. Estate Agents will often keep a house on the market at an artificially high price for months; they can wait for a sale but You Can’t! If my local Estate Agent can’t sell the house, who can? We can – and here is why……Not only do we have lists of many local/national investors, we also market to local people. And – if we don’t get a response we act – Estate agents just wait. We will get a team of people in your area leafleting, putting up signage and posters, we go out into the community and make sure that everyone knows a property is for private sale at an advantageous price for a serious buyer. Let us be clear we have an immense amount of respect for Estate Agents, in a down-market they have a really tough job. It’s not the fault of estate agents that banks and building societies won’t lend money freely. Trouble is they have a set business model and a tight budget for each property they market – typically £200. We spend up to £2,000 marketing each Assisted Sale property, and because we spend more time and money we can make your sale easier and quicker. Who are the buyers? Are they local people? Our preference is to give priority to local people. On average half our Fast Assisted Sales go to local people as opposed to investors. Why do we have more buyers than an Estate Agent? Is it an exclusive agreement? Yes, we require exclusive marketing agreement for a minimum of 6 weeks. Who pays commission? The buyer pays commission on the sale
